The Bayou Vista Ranch features include long range vista views, large ponds, creek, and ~4,000 feet of county road frontage. The two larger ponds are estimated to be 4.75 & 1.4 acres in size along with two additional stock tanks. Pecan Bayou meanders down the west side of the ranch for an estimated 1,140 feet in length. It has been reported that the larger main tanks and the Bayou have continuously had water even throughout the drought years. Elevation changes from 1,410 to 1,250 feet produce multiple potential building sites along the ranch vistas. Hardwoods on the ranch consist of Live oak, Mesquite, Post Oak, Cedar Elm, and Pecan. The ranch has been well maintained by a strategic cattle management plan to afford the native grasses to be not overgrazed complimented with minimal Cedar or Cactus. The Bayou Vista Ranch is a low fence ranch without a fence currently present on the north and west boundaries. The 4 GPM water well is solar powered as there is not currently electricity on the ranch but electricity is located nearby on neighboring properties. An electrical transmission line runs along the county road frontage on the east side but it is soon forgotten as you begin to experience the raw beauty of the vistas and terrain.
